Steven Saules, MS
Steven is a licensed sales agent for New Southern specializing in commercial property and land located in the Coastal Bend and South Texas. Steven has held various corporate real estate positions specializing in land development, development feasibility and bond finance for commercial and mixed-use developments. Steven has managed the production of over 200 market feasibility and cash flow analyses for land uses including master planned communities, land, industrial, office, retail, multi-family, hotel, golf-course, marina, self-storage and more. He has also consulted and supported with the issuance of over $300 million in tax increment reinvestment zone, public improvement district, municipal utility district and other public financings designed to accelerate cash-flow into client’s pro-formas. These clients include Texas-based businesses, as well as nationally-recognized public and private-sector homebuilders, land developers and retailers. Steven also specializes in the review of jurisdictional infrastructure development impact fees, system tap fees, raw water rights, impact fee studies and development agreements necessitated by new development. Steven graduated from the University of Denver with a Masters in Real Estate Finance and Construction Management with honors.
